One major checkbox ticked off: my mother's house has sold. Three hours of reviewing offers, holy shit. What a gauntlet.

I've only done this once before and I don't know how common it is for an interested buyer to put in as a condition that we guarantee nobody has ever been murdered in the house, but judging by the realtor's reaction it doesn't come up very often.

Next on the list: lawyer up, finish emptying the remaining furniture, notify the utilities, get Jim sorted out with the bank so he's protected.

A thing that came up when we were cleaning out the house, my mother had her brother's old Dublin Garda uniform and I passed it onto Axel, who is about the same build. It fits him. So now he can say he has the uniform that arrested Adam Clayton.

Meth labs are a reasonable question (remediation of the toxicity entails stripping the interior to the studs, as I understand it), but a guaranteed-no-murder clause is a new one on me! :o

I never ran into any meth labs when I was on the phone but I did call a few people who's tenants had turned their rentals into grow ops. It honestly never occurred to me that those would result in a toxicity problem, because you know, it's just pot. But apparently grow-op conditions frequently cause dangerous levels of mold. So now I know.

Having moved here from Riverside, I mean, all I can say is maybe they moved here from Riverside . . .

That said, we had to be pretty savvy about grow ops in Guelph. They're a big thing in the new builds on the north end, especially. Turns out the house next door was a dealer's place and has pervasive wall damage in one bedroom. They plastered over it for the sale . . . badly.

I still remember how horrified-yet-professional the home inspector was when we bought the crack house.

I have the impression that fires (and maybe floods) and murders are required to be disclosed in the US, but I could be making that up and/or it could vary state to state.
